What's involved
How a bathroom remodeling job goes
Demolition and inspection
Once the old tile is out, rotted subfloor, old valves or leaking drains become visible. A good contract explains how surprises are priced.
Waterproofing
Shower walls and floors need a continuous waterproof membrane, properly sloped to the drain. This is the most important step you'll never see.
Plumbing and fixtures
New valves, drains and fixtures, installed by a licensed plumber when lines are moved or replaced.
Tile and finishes
Tile, glass, vanity, lighting and ventilation, then inspections and a final walk-through.
South Florida specifics
What's different here
The things a contractor from out of the area can miss.
- In condos, a shower leak can reach the unit below, so associations often require waterproofing details and the contractor's insurance before approving the work.
- A bathroom exhaust fan vented outside matters in South Florida humidity. Without one, mold and peeling paint show up fast.
- Curbless showers, grab bars and wider doorways are popular aging-in-place upgrades and easier to do during a remodel than later.
Before you hire
What I make sure is in your estimate
When I connect you with a contractor, these are the items I check so nothing gets added halfway through the job.
- The waterproofing system named in the bid
- How shower slope and drains are handled
- Licensed plumber for valve and drain work
- Exhaust fan vented to the outside
- Allowance amounts for tile and fixtures
- Who handles condo or HOA approval
Questions
Bathroom Remodeling: common questions
Can I turn my tub into a walk-in shower?
Usually, yes. The drain may need to move and the floor needs proper slope and waterproofing. It's one of the most requested remodels in South Florida.
Do I need condo approval for a bathroom remodel?
Most condos require approval, a certificate of insurance and sometimes waterproofing details before work starts. The contractor should prepare those documents.
Why do bathroom quotes vary so much?
Tile choice, glass, fixtures and especially the waterproofing method. A low bid sometimes skips a proper membrane. I'll compare that part of the bids for you.
