What's involved
How a kitchen remodeling job goes
Design and layout
Decide early whether the layout stays the same. Moving the sink, range or walls adds plumbing, electrical, permits and time.
Cabinets and counters
Cabinet lead times often set the schedule. Countertops are templated after the cabinets are installed, then fabricated and set.
Plumbing and electrical
New circuits for appliances, lighting and outlets near water are done by licensed trades and inspected. Older homes may need a panel upgrade.
Finishes and closeout
Backsplash, flooring transitions, paint and appliance hookups, then final inspections and a walk-through punch list.
South Florida specifics
What's different here
The things a contractor from out of the area can miss.
- In condos, the association usually controls work hours, elevator use and debris removal, and may require the contractor's insurance certificate before work starts.
- Older South Florida homes sometimes have cast iron or galvanized drain lines under the kitchen. It's smart to check them before new floors and cabinets go in.
- Humidity is hard on cheap cabinet boxes. Plywood or moisture-resistant construction holds up better near the sink.
Before you hire
What I make sure is in your estimate
When I connect you with a contractor, these are the items I check so nothing gets added halfway through the job.
- A clear scope: what's included, what's an allowance
- Cabinet brand, construction and lead time
- Who pulls the permit and schedules inspections
- Plumbing and electrical by licensed trades
- Payment schedule tied to progress, not dates
- Written timeline and how delays are handled
Questions
Kitchen Remodeling: common questions
Do I need a permit for a kitchen remodel?
If plumbing, electrical or walls change, almost always. Replacing cabinets and counters in the same spots may not need one, but your contractor should confirm with your city before starting.
How long will I be without a kitchen?
Often several weeks, depending on the scope and cabinet lead times. A good contractor orders cabinets before demolition so your kitchen isn't torn out while you wait.
Can I keep my layout to save money?
Yes, and it's one of the biggest ways to control cost. Keeping the sink and range in place avoids moving plumbing, gas and electrical.
