What's involved
How a interior & exterior painting job goes
Pressure cleaning
Mildew, dirt and chalky old paint are washed off so new paint can bond.
Stucco and crack repair
Cracks are opened and filled, and damaged stucco is patched, so water doesn't get behind the paint.
Priming and sealing
Bare and patched areas are primed. Elastomeric or high-build coatings bridge small cracks on stucco walls.
Two finish coats
Applied at the coverage the manufacturer specifies, with trim, doors and fascia detailed by hand.
South Florida specifics
What's different here
The things a contractor from out of the area can miss.
- Most HOAs have an approved color palette, and some require approval before you paint. Get it first, so you don't have to repaint.
- Near the coast, salt and humidity speed up peeling and rust on railings and fixtures. Ask about rust-inhibiting primers on metal.
- Exterior painting is best planned outside the rainiest weeks of summer, or with a crew that schedules around afternoon storms.
Before you hire
What I make sure is in your estimate
When I connect you with a contractor, these are the items I check so nothing gets added halfway through the job.
- Paint brand and product line named in the bid
- Stucco repair and crack sealing included
- Number of coats and primer on repairs
- What's covered: fascia, soffits, doors, railings
- HOA color approval handled
- Insurance certificate and recent references
Questions
Interior & Exterior Painting: common questions
Do I need HOA approval to paint my house?
In many South Florida communities, yes, especially for exterior colors. Submit the colors before work starts. A good painter will help with the paperwork.
How often should I repaint the exterior?
It depends on sun exposure and the coating, but many South Florida homes need it every several years. Peeling, chalky walls and visible cracks are signs it's time.
Does Florida require painters to be licensed?
Not at the state level, and most local licenses were phased out. Always ask for proof of insurance and recent references.
