What's involved
How a flooring job goes
Removal
Old tile, carpet or wood comes out. Tile removal is dusty and loud, so ask how dust is controlled.
Subfloor prep
The slab is leveled and checked for moisture. Skipping this step is why tiles crack and vinyl planks separate.
Installation
Tile is set with proper coverage, or vinyl is floated over the right underlayment, with expansion gaps at the edges.
Trim and transitions
Baseboards, thresholds and door trimming finish the job.
South Florida specifics
What's different here
The things a contractor from out of the area can miss.
- Many condos require an acoustic underlayment rated for sound control, and may ask for the product sheet before approving the work.
- Concrete slabs hold moisture. A moisture test before vinyl or wood-look products protects your warranty.
- Large-format porcelain looks great but needs a very flat slab. Ask how the installer will handle uneven areas.
Before you hire
What I make sure is in your estimate
When I connect you with a contractor, these are the items I check so nothing gets added halfway through the job.
- Exact product and line, not just 'vinyl plank'
- Slab leveling and moisture testing included
- Condo-approved sound underlayment if required
- Removal and disposal of old flooring
- Baseboards and transitions included
- Proof of insurance and recent references
Questions
Flooring: common questions
Is tile or luxury vinyl better for South Florida?
Porcelain tile is the most durable and handles water well. Luxury vinyl is quieter, warmer underfoot and faster to install, and good products handle humidity well. Your budget, the condo rules and how you use the room decide it.
Do I need a license to install flooring in Florida?
Florida doesn't require a state license for flooring, and local licenses were largely phased out. That's why insurance, references and a written contract are so important.
What does my condo need before I replace floors?
Often a written application, the contractor's insurance certificate and a product sheet showing the sound-control underlayment meets the association's requirement.
